Estate Sale Patron Rules & Regulations
Last updated: June 17, 2026
These rules apply to all patrons attending estate sales managed by Exquisite Estate and Appraisal, LLC in Brevard County and Central Florida. By entering a sale, you agree to follow these guidelines. They exist to keep every sale fair, safe, and orderly for buyers, sellers, and our staff. We conduct our sales in good faith and in accordance with applicable Florida law.
Admission & Entry
- Entry may be limited for safety and crowd control. When a sign-in or numbered-entry system is used, please respect your place in line.
- We reserve the right to limit the number of patrons inside the home at one time, and to refuse entry or service to anyone for any lawful reason.
- Patrons enter the premises at their own risk. Estate homes are private residences and may contain uneven floors, stairs, or heavy items.
Conduct on the Premises
- Please treat the home, its contents, and the family's property with respect.
- Access is limited to designated sale areas only. Closets, drawers, and rooms marked as off-limits or "not for sale" are private and may not be entered.
- Personal bags, totes, and large containers may be inspected upon request. We may ask patrons to check large items at the entrance.
- Theft will be reported to law enforcement.
Pricing, Payment & Sales Tax
- Items are priced as marked. Reasonable offers may be considered at our discretion.
- Where required by Florida law, applicable state and local sales tax will be added at checkout. Tax-exempt buyers must present valid documentation before purchase.
- Accepted payment methods will be posted at each sale. Please confirm accepted forms of payment before making selections.
- Prices may be reduced at our discretion as the sale progresses.
All Sales Final — Items Sold "As-Is"
- All items are sold strictly "as-is, where-is," with no warranties of any kind, express or implied, including merchantability or fitness for a particular purpose.
- All sales are final. There are no returns, refunds, or exchanges. Please inspect items carefully before purchasing.
- Descriptions, ages, and attributions are offered in good faith but are not guaranteed. Patrons are responsible for their own evaluation of any item.
Holds, Payment & Pickup
- Items are not held without full payment unless we agree otherwise in writing.
- Purchased items must be paid for and removed within the timeframe announced at the sale. Items left beyond that time may be considered abandoned.
- Patrons are responsible for the safe loading, moving, and transport of their own purchases. Please bring help and materials for large or heavy items.
Safety, Children & Pets
- Children must be supervised at all times. Patrons are responsible for their guests.
- For everyone's safety, pets are not permitted inside sale homes (service animals excepted as required by law).
- "You break it, you buy it" — patrons are responsible for items they damage.
Photography & Privacy
Out of respect for the family, photography or video inside the home may be restricted. Please ask before photographing, and do not share images of the residence or its occupants.
Liability
To the fullest extent permitted by Florida law and any applicable Brevard County ordinances, Exquisite Estate and Appraisal, LLC, the property owner, and their representatives are not liable for any injury, loss, or damage to persons or property occurring before, during, or after a sale. This limitation applies to all sales held in Brevard County and throughout Central Florida. Patrons assume all risk of entry and participation.
Changes to These Rules
Specific terms may vary by sale and will be posted on-site. On-site rules and staff instructions take precedence. We may update these rules from time to time; the current version will always appear on this page.
